A good fit between landlord and tenant.

LandlordFit helps private landlords find good tenants, move them in with a signed inspection, and settle the deposit fairly at move-out. Renters find homes from owners and keep their own record.

For landlords

Choose the tenant you want, and keep proof of the home's condition.

You know your homes and your neighbors. LandlordFit gives you the tools to pick a good tenant, put the rules in writing, and protect the deposit.

  • Find good tenants

List a vacant unit with photos, rent, deposit, pets and parking. Applicants answer your questions, and you see signals like income compared to rent. You decide, so you can be flexible with a smaller deposit or lower credit when you like the person.

  • Set clear rules from day one

Move up to two tenants onto a lease with the rent, deposit and move-in date. Invite people you found yourself by email, or add them by name.

  • Inspect together

Photograph every room, rate its condition and add notes. Both of you sign on the phone, and a signed inspection can't be edited.

  • Settle the deposit with proof

At move-out, the move-in and move-out photos sit side by side. Deductions need a signed move-out inspection, and each one shows its before and after photos.

Use the same criteria for every applicant and write down why you decided. That keeps you fair, and it keeps you inside fair housing rules.

For renters

Find a home from an owner who treats you fairly.

Browse homes from private landlords, apply from your phone, and keep your own record of how the home was when you moved in.

  • Browse without an account

Filter by price, type, bedrooms, pets, parking and laundry. Save the homes you like and sign up only when you're ready to apply.

  • Apply and see where you stand

Fill in one application and follow its status, instead of waiting for a reply.

  • Keep your own record

See the move-in inspection, sign it, and keep the photos of the condition you moved into.

  • See your deposit clearly

Your deposit, the return deadline, and any deduction with its photos, all in one place.

Our plan is not to charge renters fees.

How it works

From listing to deposit, in three steps.

  1. List and apply

The landlord lists the home. Renters find it, save it and apply. The landlord reviews the applications and picks who moves in.

  2. Move in with an inspection

The landlord assigns the tenant, and both walk through the home with photos. They sign on their phones, and the record is locked.

  3. Move out and settle fairly

A second inspection lines up room by room with the first. If something was damaged, the deposit pays for it, with the photos to show why.

Questions

Before you sign up.

Can I use it today?

Not yet. LandlordFit is an early prototype. People on the early-access list try it first and tell us what to change.

What will it cost?

We haven't set prices. Our plan is not to charge renters fees, and to start with tools that landlords with a few units need.

Can I collect rent in the app?

Not yet. Many small landlords are paid in cash or Venmo to avoid fees, so we'll start by letting you record those payments and give a receipt. Online payments may come later, for landlords with more units.

Do I have to turn down people with low credit?

No. You decide. The app shows you signals and you choose, so you can be flexible. Use the same criteria for every applicant and write down why.

Does it work in my state?

We're starting in the United States. Deposit and notice rules differ by state, so we're adding them state by state. LandlordFit doesn't give legal advice.
